This renovated brick townhouse in Boston's South End offers a modern aesthetic in a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive income stream. The project goals were clear: design the main unit to fit the family's modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort, and introduce a modern aesthetic. On the main level, we extended the kitchen into the dining room to create a dining area with generous counter and storage space, as well as a comfortable connection to the living space. The second floor serves as the couple's master suite - a bedroom with a walk-in closet and en-suite bathroom, and an adjacent office, with refurbished original pumpkin pine floors. In the play area, which can be separated from the work area with new translucent sliding doors, we have incorporated recreational elements inspired by adventurous and competitive TV shows, at the request of their son. We designed the interior and rear facade with a vision of warm modernism, integrating the remarkable period elements. The detailed ceiling in the living space, for example, has a new monochromatic matte finish and the wooden stairs are covered in a dark gray floor paint, while the mahogany doors have simply been repainted. New wide-plank wood floors with a neutral finish, floor-to-ceiling furniture and bold pops of color in the wall paint and tiles, and oversized high-performance windows (on the rear facade) complete the modern aesthetic. The existing townhouse was zoned for 2-family living, but included an undesirable one-storey garden-level studio with low ceiling heights and a dodgy fire escape. In order to increase the quality and quantity of space in the rental unit, we redesigned it as a two story, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height in the lowest level and provided a washer/dryer. Homeowners were looking for a minimal carbon footprint, made possible by their urban location and lifestyle choices, coupled with the benefits of a high-performance home. The scale of the renovation allowed us to set up a deep energy renovation (DER) to respond to airtightness, insulation and high-performance windows. Along with these improvements to the building enclosure, we designed an HVAC system consisting of continuous fresh air ventilation and an efficient, all-electric heating and cooling system to decouple the home from natural gas. This strategy offers optimal thermal comfort and indoor air quality, better acoustic insulation from noise from the street and neighbors, as well as a further reduced carbon footprint.
